COMPASS Industrial Park Garners Interest Ahead of January 2022 Launch

 

Interest in the 220-acre COMPASS @ Kota Seri Langat (COMPASS) Green industrial park development is gaining traction since its conceptualisation in 2020 as the Project Development Managers, AREA Management Sdn Bhd organise an official launch scheduled for January 2022.

The 220-acre master planned green industrial park offers a unique proposal by having two concepts within the development as well as supplying a one stop technical and services solution for businesses planning to move into the park. The two concepts comprise a 161.22-acre site; the COMPASS Industrial & Logistics Hub (“COMPASS Hub”) and a 58.84-acre site designed specifically for SME’s; the COMPASS SME Precinct.

COMPASS is a green industrial park and is currently in the process of attaining GreenRE Certification; setting aside at least 5% of its land area for landscaping and green spaces. The COMPASS Hub will be professionally managed by AREA Management, and “end to end” services will be provided to the industrial park residents.

The Park will feature buildings that will enable owners to comply with the latest green building certifications to meet the ever-increasing demand to conform to the Environment and Social Governance (ESG) standards requirements from investors, financial institutions, and customers. This is mainly a result of a global mandate for countries and businesses to raise their environmental, social and governance standards and report on those initiatives. COMPASS will provide a one stop centre for businesses to adopt sustainability and energy saving solutions, enjoy the latest in construction management, have access to quality workers’ accommodation and dormitory management, automation technology and systems integration as well as planning and design services.

With a Gross Development Value (GDV) of RM1.23 billion, COMPASS will be a gated and guarded development offering superb connectivity via a dedicated interchange on the West Coast Highway (WCE), It comes with a fully integrated suite of services for Logistics and E Commerce Operators, Manufacturers, and Light and Medium SME Industries. The COMPASS Hub is currently waiting for building plan approvals before the official launch in 2022.

The COMPASS Hub will be offering “built-to-suit” warehouses and manufacturing facilities for sale or lease with sizes ranging from 100,000 sq. ft. to 1,000,000 sq. ft. The COMPASS SME Precinct will offer for sale “ready-built” larger than the norm designs ranging from Terraced units, Semi Detached units ,Hybrid Clusters to Detached factories. This come with sizes of 3,600sq.ft.up to 50,000 sq. ft. and will cater to the new demand of SME’s wishing to upscale their operations and operate from a world class industrial facility in the Klang Valley. 


The COMPASS SME Precinct is scheduled to complete in 2023. There will be a total of (81) factories with selling prices of RM1.5million to RM22million. The type of designs available are Detached (18 units; built up area of 13000sqf-48000sqf), Semi-Detached (22 units; built up area of 12000sqf-15000sqf), Terrace (Seven Units; built up area of 3600sqf), Low-Cost (19 units; built up area of 1200sqf) and Hybrid Clusters (15 units, built up area of 8000sqf-17000sqf). All these designs will be energy saving “solar plug and play” ready.

COMPASS @ KSL is strategically located in the centre of a triangulation between North Port and West Port, KLIA and Shah Alam, and enjoys instant access to the Klang Valley via a dedicated link to the upcoming West Coast Expressway. The development will also offer a professionally managed workers accommodation complex, 24-hour security, a business centre and recreation & sports facilities in addition to lush landscaping.

This industrial and logistics hub has been conceptualised to leverage on the increasing demand for a new breed of green compatible and technically advanced industrial buildings, driven largely by the disruption caused by the arrival of the 4th Industrial Revolution, ESG compliance, the impact of Climate Change and the Covid 19 pandemic. The COMPASS development project took off in 2019 when a JV was inked with MIDF Property Bhd; and indirect owned subsidiary of PNB, KWEST Sdn Bhd (wholly owned subsidiary of Kumpulan Wang Persaraan (Diperbadankan) and the AREA Group of Companies (AREA).

An overview of the Compass @ Kota Sri Langat Green industrial park project: 

Ø  Is located within a 2,800-acre mixed development of Kota Sri Langat township which is situated about 10 minutes from Jenjarum & Banting in Selangor. The township development features residential, commercial, industrial, schools, public amenities, and parks.
