twentyfive.7 is a 257-acre integrated mixed development that celebrates vibrant community living distinguished by the Quayside Mall, The Buzz.ar, a community hangout open space, a central park with lakes, jogging and cycling paths and mindfully designed homes that are spacious with practical layout.

Mindful town-making
“At Gamuda Land, we are guided by sincerity, committed to act responsibly and motivated by originality in all we do. What truly differentiates our developments is our mindful town-making principles. One of it is getting the places right to make the town work. Beyond location, design and quality of our developments, we also invest upfront in strategic placemaking and advance completion of infrastructure as well as public spaces, including the Quayside Mall, the central park and lakes, providing long term value creation for the community,” said Aw Sei Cheh, Chief Operating Officer of Gamuda Land.

“So, when we plan our towns, we think not only the home place, but also the work place, shopping place, eating place, play place, park place and learning place. All these need to be thoughtfully brought together, fronting a lake, and seamlessly connected to the homes, creating a vibrant community, so the community can easily bike or walk around the township which also help reduce our carbon footprint,” added Aw.

The biggest mall in the vicinity
Envisioned as a lifestyle mall with 107 retail outlets spread over 328,153 sq. ft. net lettable area and about 1,300 car park bays, the Quayside Mall will be the biggest mall in Kota Kemuning. The construction is on schedule and will be ready to serve the first phase of twentyfive.7 community, expected to move in starting June 2020. The mall is projected to cater to 15,000 population when the township is fully completed in 2030, as well as the current and growing population of approximately 871,000 from the surrounding areas within a 10km radius.

The developer attributed the timely topping off to careful planning and innovative construction method where the engineers, consultants and designers have adopted green formwork for basement construction to minimise the earthworks below ground level for a stronger foundation and greener construction, as well as a combination of reinforced concrete structure with steel elements. In other words, the Quayside Mall will be both structurally sturdy and visually appealing, befitting the overall vibrant theme of the township.
Gamuda Land’s Director of Leasing, Retail and Malls, Herbie Tan taking questions during the press conference.

“To us, malls are not just retail spaces. Malls can be experiential spaces filled with various entertainment, services and activities that enhance the overall shopping experience. We have put in much thought and research into the planning, design construction as well as positioning of the mall. Positioned as a “Community Curator”, a good tenancy mix was carefully established to include popular F&B outlets, bars, beauty and wellness, cinema, fitness centre and more,” said Herbie Tan, adding that the Quayside Mall is poised to be the catalyst that creates sustainable value for the community in the area, generating constant footfall to twentyfive.7.

Good occupancy and tenancy mix
Currently, Gamuda Land has secured 70% occupancy rate with about 40 tenants ranging from F&B, entertainment, fashion, grocery, pharmacy, bakery & café to hobby & lifestyle, featuring both international and local brands for the convenience of the community.

Most notably, Quayside Mall will house MBO Cinemas, the only cinema in the vicinity to fill in the gap for prime family entertainment. It has also been confirmed that MBO will take up 45,000 sq ft of space with nine halls and approximately 1,500 seats with ample leg room.

More active lifestyle
There has been a wide array of activities at twentyfive.7 with The Buzz.ar, a hangout place with eateries, pet grooming and children’s play area; The Lake, featuring Aurora Rhythms musical fountain; The Field, a FIFA standard football field; and The Loop, a pet friendly jogging and cycling circuit. To complement the existing active lifestyle, Quayside Mall will feature a roof top swimming academy and an indoor basketball court.

With strategic placemaking done right, twentyfive.7 is taking form as the vibrant township it was envisioned as during the conceptualisation and master-planning stage.

Malaysia Heavy Construction Equipment Owners’ Association (MHCEOA): New Tax Policy must have a transition mechanism.

Leong Foo Yew, President of the Malaysia Heavy Construction Equipment Owners Association (MHCEOA), has called on the government to provide reasonable buffer periods and support measures for small and medium enterprises (SMEs) during the implementation of the e-invoice system and the Sales and Service Tax (SST). This appeal aims to alleviate the dual operational pressures faced by businesses and prevent inflationary effects in the construction sector from being passed on to consumers. The MHCEOA recently held a luncheon to celebrate its 33rd anniversary, during which the 16th term (2025–2028) council members were sworn in. In his speech, Leong highlighted that the industry is currently grappling with administrative and financial challenges due to the simultaneous rollout of e-invoicing and SST. He noted that these additional compliance burdens come at a time when SMEs are already struggling with rising labor costs, wage pressures, and regulatory expenses—pushing many into even...
